JOB SUMMARY

Under the supervision of Director General, the incumbent is responsible for property maintenance, negotiating and enforcing of subleases, establishing rental rates and compiling annual budget regarding the property needs.

JOB DESCRIPTIONS
• Manages property to owner’s expectations with regular and ongoing dialogue on all financial and building operation related activities.

• Allocation of space for rental and liaise with Finance division and Legal Office for dissemination of information regarding new leases and their termination.

• Communicates with tenants to address their requests to resolve problems and to build goodwill in order to preserve tenant satisfaction with the property to ensure that tenants observe and fully understand building operating policies.

• Prepare sublease or rental agreements for lessees and collects specified rent and common area maintenance charges

• Visually inspects the interior of the property as needed to detect needed repairs and monitors routine maintenance in order to maintain highest quality facility.

• Reports on status of property such as occupancy rates and dates of expiration of leases.

• Prepares annual operating budget for the property each year by projecting annual expenses and compare them with the actual expenditure in order to operate the property in the most cost-effective manner.

• Reviews tenant delinquencies and initially contact tenants by phone, follows up by correspondence and assess late charges as approved.

• Calculates and prepares all tenants annual operating expense reconciliations
• Assists with eviction of default tenants by seeking assistance from Police whenever there is need.

• Manages meetings with Architects, construction project managers and tenants to oversee tenant space build-outs/improvements in order to maintain a high quality of construction and to ensure compliance with construction drawings.

• Manages performance of contract working on the property in order to ensure adherence to work orders and the budgets. Oversees request and review of the required insurance certificates in order to ensure adequate coverage in accordance with the contracts in place for the work being performed.

JOB SPECIFICATIONS
Master Degree in Urban and Regional Planning with three (3) years’ working experience in property evaluation, land use planning and real estate management.
OR
Honours Degree in Urban and Regional Planning with four (4) years’ working experience in property evaluation, land use planning and real estate management.
OR
Degree in Urban and Regional Planning with five (5) years’ working experience in property evaluation, land use planning and real estate management.
